Architectural standards are necessary to ensure that homes built in Martha’s Woods uniformly meet certain basic architectural, safety, and aesthetic standards.  The Architectural Review Committee (ARC) will work with each homeowner/builder/ architect to facilitate construction application and approvals.

The following residential building codes have been adopted for Martha’s Woods.

·            International Residential Code with Indiana Amendments (Indiana Residential Code)

·           National Electric Code

·           Indiana Plumbing Code (based on the 1997 UPC)

 ENERGY STAR is the government-backed symbol for energy efficiency, jointly managed by the US Environmental Protection Agency and the US Department of Energy.  The label was created to help consumers quickly and easily identify doors, windows, lighting products, appliances, home office equipment, home theater/consumer electronics, and a range of other products that save energy, money, and help to protect the environment. 

  Smart &aver® is a program that Cinergy offers to residential customers that significantly reduces heating and cooling costs.  New homes must be constructed to meet the Indiana Conservation Code for thermal insulation. 

Smart $aver Requirements:

·                     High-efficiency air-to-air or geothermal heat pump
Air-to-air - 12 SEER or higher
Geothermal - 10.5 EER or higher

·                     Installed by RSES certified technician

·                     Airflow must meet specifications for the system installed

·                     Ductwork in unconditioned space must be insulated to R-19

All homes in Martha’s Woods must be Energy Star certified.  In this manner KMDC insures that all homes constructed in Martha’s Woods will provide their owners with the lowest total cost and highest re-sale value possible.

Standards shall form the basis from which to create specifications.  All of the concepts and procedures included are for use by architects and builders. The use and inclusion of these standards in bid documents does not relieve the engineers, consultants, architects, or builders of the responsibility and legal liability for any bid documents created from these standards.

This document also serves as a guide for members choosing the live in Martha’s Woods.  Kidwell-Moore Development Company (KMDC), Martha’s Woods Homeowner’s Association, and the Architectural Review Committee (ARC) agree to work together to create a safe, secure, and aesthetically pleasing environment.
