Note to the reader from Kidwell Moore Development Company:

Community living appeals more to some people and less to others.  Please read the following covenants, conditions, and restrictions with that in mind.  Kidwell Moore Development Company has set these covenants to optimize the community.  The homeowner gives up partial control over their property in order to gain more control over the community as a whole.

When reading the following covenants, which can sound exceedingly complex, legalistic, and just plain overdone, please keep in mind that each article is written to avoid potentially unpleasant or difficult situations before they occur.  Behind each restriction or condition there is a history—a reason for the covenant.  In a community where each person exercises responsible home ownership, these covenants will simply disappear into the background, to be used occasionally as a reference or guide.

The Homeowner’s Association is also a fundamental entity in the governance process.  Well run homeowner’s associations enhance property values.  Association members benefit when they share common resources.  The role of the Association is to facilitate the process.  The Association takes care of the community and the homeowners take care of the Association.
